NOC is a popular acronym for No Objection Certificate. This is a consent statement given to an individual or company to move forward with the construction or purchase of the property. The NOC must have a document, without which the relevant property is subject to legal hardship.
No Objection Certificate is required to obtain 19 sections in some Indian states. Suppose you do not have a NOC from the Electricity Department in your state, you are not entitled to receive electricity for your property.
Online NOC - There is no objection certificate for property in India
This certificate from certain departments is subject to location and use, but certain NOCs are definitely required. For example, if your property is near an airport or railway station, this will give you the responsibility of getting the NOC from the relevant departments.
The most common and required certifications are the No Objection Certificate from the Department of Water, Electricity and Fire, as well as No Objection Certificates from the local authority and association. If you are buying a flat in an apartment you need to get this certificate from the builder.

NOC for Bank Loan / Mortgage
No Objection Certificate should be obtained from a Bank or Financial Institution in the following cases:
Closing the loan
Transfer of credit from one bank to another
Transfer or sale of mortgaged property
When you need to transfer a mortgage to another person or you need to add a co-applicant to the mortgage.
NOC from builder
When buying a flat or apartment, a NOC from the builder is not required in some but all of India. Most apartments have a cooperative community.

Validity of the No Objection Certificate:
Some builders issue a white paper NOC or be signed by a front desk official. Checking NOC validity is also important for NOC.
Name & Address:
Small builders play it safe by issuing a white label certificate that can be issued to each builder. Having a personalized No Objection Certificate with a name and address ensures the best interests of the buyer.
The nature of the transaction:
Some transactions are complicated when the land owner owns the share. It is advisable for the buyer to understand the terms and conditions of the sale before making a purchase decision.
Payment Details:
The NOC must include details of the seller's payment. This should include details of VAT, service tax and transfer fees. This eliminates many doubts / controversies, if any.
